Manchester Highlands Site Work

Manchester, MO

Manchester Highlands is a 75-acre, $105 million development located in Manchester, Missouri. The development will consist of a retail center located along Manchester Road (Best Buy, Bed, Bath & Beyond, Petsmart Pet Hotel, Ulta Store, and DSW Shoes). Also planned for the center is a 205,000 SF Wal-Mart Supercenter and a 140,000 SF Costco. The City of Manchester will also occupy four acres as part of an agreement with Pace Properties. The City will construct a new Municipal Building with a Police Department on this section of the project. The work included in this project includes the movement and grading of approximately 500,000 cubic yards of earth and 40,000 cubic yards of rock to create the three different building pad areas. The project site rises over 100 feet from the lower end at Manchester Road to the upper end located at Highway 141 and Brittany Parkway. The site will also need approximately 80,000 SF of retaining walls. Approximately 17,000 SF of these walls will be decorative boulder walls in lieu of the standard modular block. Brinkmann’s site work general contract is expected to be approximately $18,000,000.
